Parkcess.com Better use of space: a digital marketplace for early-stage parking purchases

Parkcess is a digital tool, a marketplace, where buyers and sellers of access to parking spaces during the detailed planning and building permit stage can meet and share parking capacity.

In Sweden, there are five times more parking spaces than there are cars and twice as many parking spaces as people. Despite that, more parking lots are built in almost every new housing project. Ensuring sufficient parking is a legal requirement for new buildings according. Building parking is expensive, especially in dense areas close to public transport. At the same time, we know that cheap and nearby parking is one of the biggest reasons why consumers choose to take the car instead of more sustainable mobility options.

Parking is a major and recurring concern. There will be friction between aging municipal parking policies, the property developers' ability to count on a project and the fact that the residents ultimately, unknowingly, have to subsidize parking on their rent or through their purchase. The system is particularly unfair to those residents who do not own a car. This contradicts the goals Sweden is striving towards in Agenda 2030.

Parkcess wants to create profitability by freeing up space for more profitable and in-demand functions and at the same time allowing property owners to avoid building garages with low occupancy and poor finances. Parkcess contributes to the standardization and simplification of parking purchases via more efficient planning and the removal of analog, slow processes in various municipalities. Many property owners own properties in several municipalities and with Parkcess they get a uniform process across their entire portfolio. Parkcess becomes a tool for more transparency and predictability in mobility planning in the early stages.

Goal

The goal of the project is to create a digital prototype for parking purchases and test functions and business model with participating property owners and municipalities. The goals for the project are to develop:

•    Digital prototype of a marketplace for purchasing parking space
•    Business model prototype on Parkcess tools
